Affordable housing development for mission-driven owners

Develop your own portfolio. Keep the keys.

LIHTC Express gives nonprofits, housing authorities, and municipalities the guarantees, capital stack, grant strategy, and development expertise they need to act as the developer on their own projects, without handing control to an outside firm.

The problem we solve

You own the land and the mission. Too often, someone else ends up owning the deal.

Mission-driven owners usually bring the most valuable pieces of a tax credit deal: site control, community trust, tax exemptions, and points for nonprofit or public participation. Yet many end up as a minority partner because they lack the balance sheet for guarantees or the staff to run a LIHTC closing. We close that gap so the value stays with you.

Guarantees

Credit enhancement and guarantee support for construction completion, operating deficits, and tax credit delivery that investors and lenders require.

Capital Stack

Sources and uses built around 4% and 9% credits, bonds, HUD/FHA debt, soft loans, and gap financing.

Grants & Subsidy

Federal, state, and local funding strategy, applications, and compliance, from HOME and CDBG to state trust funds.

Development Consulting

Owner's-side project management from feasibility to placed in service, working for you and under your direction.

A different kind of partner

We build structures that keep you in the driver's seat.

A conventional developer partner typically takes the managing general partner role, most of the developer fee, and the long-term upside. In exchange, it carries the guarantees. That trade made sense when owners had no other way to meet investor requirements. It is no longer the only option.

LIHTC Express structures each transaction so your organization (or its affiliate) holds the controlling interest, earns the developer fee, and keeps the path to long-term ownership, while we provide the financial backing and technical capacity behind you.

  • Your entity serves as managing general partner or managing member
  • You keep the developer fee and build internal capacity deal after deal
  • Right of first refusal and Year 15 exit planned up front
  • Board approval over major decisions, not just consent rights

How we work

From first conversation to placed in service

Portfolio Review

We look at your sites, existing subsidy, and goals to find the projects that pencil.

Structure

We design ownership, control, and fee splits that keep your organization in charge.

Fund

We assemble the stack: credits, debt, grants, and gap sources, and prepare the applications.

Close

We provide the guarantee support and run the closing with investors, lenders, and agencies.

Build & Own

We manage the owner's side through construction, lease-up, and compliance. You own the result.

Have a site, a portfolio, or a RAD conversion in mind?

Tell us what you own and what you want to build. We will tell you how it can be structured so your organization stays the developer.
